Carpets need cleaning which caused me to have bad allergies there where spides in my room

The hotel was wonderful and fairly clean. I truly enjoyed that breakfast was included. The location was lovely, close to everything in Hot Springs, and in a very quiet area. Easily reached Pizza Hut, located approximately a 10-15 minutes' walk from the property.

My wife hurt her ankle on a piece of metal bed frame that was covered by the bed skirt and jutting out. We told the desk about it and they said they'd tell maintenance about it and left it at that. She had a hard time walking our last day there and we decided to just go home.

Employees were friendly, helpful and courteous. Bed was very comfortable. Good breakfast area that was clean and well staffed good selection of food.
Disliked pool area with pool depth of less than 4ft. We reserved 2 rooms for 4 nights and traveled with another mature couple. The comments below were true for both rooms. At check-in room price was incorrect from what was quoted when reserved. Needed to show paperwork to prove our price quote. Facility was "smoke free" the rooms had a very heavy smell of stale cigarette smoke. Carpeting was well worn and stained and needs to be cleaned or upgraded with new carpet to improve appearance and smell. Overall stay was pleasant but we will not consider staying in the future unless the rooms are upgraded.

It was a brand-new hotel that covered all our needs. We loved rooms with ensure jacuzzi. There were a microwave, tea/coffee making equipment and a refrigerator too.
